Fill out our application including your purchase contract for our review. We will review the deal and underwrite it. 

2.) SIGN OUR CONTRACT

We will send you our contract and instructions to introduce us to Title Company / Attorney as your lender.

3.) CLOSING DAY

We'll help carry it the rest of the way. On closing day, we will fund the A-B contract. Then your buyer will fund the B-C contract and we will paid off.

What are the terms for Transactional Loans?

Transactional loans are only for 24 hours. For bridge loans or other short-term loans (up to 12 months) click "Loans" in top menu nav to get prequalified with our hard money partner lender.

How many deals are you able to fund?

There really is no specific limit. We can fund deals of all sizes and as many deals as you bring to us. In fact, the stronger your track record with us is the smoother and faster the process is!

What are the up-front costs?

We require a 5% ($300 minimum) non-refundable deposit. This is to underwrite your loan request, and to make sure that you believe in the deal's potential to close. This deposit will be credited towards the fees when the deal closes but will not be refunded if the deal cancels for any reason.  This deposit is wired/zelled directly to us and final paperwork will reflect the difference between initial deposit and our fee.

Questions about deal challenges

What if I can't find a buyer?

We do not fund the A-B transaction unless there is a buyer funding the B-C transaction.

What if transaction takes longer than 24 hrs?

There is an additional fee of 0.2% per day our money is held in escrow beyond 24 hours. 

What happens if my deal doesn't close?

If the deal gets cancelled at any time, we will not fund escrow and you will not incur our fee. Your initial deposit will not be refunded.

What if there are two separate title companies?

Essentially this will double our fees. Call us to discuss.
