Questions about working with us 

Can you fund my EMD on the same day?

Yes! We typically fund in under an hour once you have signed the contracts. So really, it's up to you how quickly your money is sent

How many deals are you able to fund?

There really is no specific limit. We can fund deals of all sizes and as many deals as you bring to us. In fact, the stronger your track record with us is the smoother and faster the process is!

What are the up-front costs?

We require a 5% ($300 minimum) non-refundable deposit. This is to underwrite your EMD request, and to make sure that you believe in the deal's potential to close. This deposit will be applied to the total EMD being requested but will not be refunded if the deal cancels for any reason.

Questions about deal challenges

What if the property is in a mutual release state?

If you used our wholesale purchase contract with the seller then it already covers this situation.  If not, we have an addendum the seller can sign to pre-authorize the release within the inspection period. Always check to determine whether the state requires mutual release or not. It is much easier to address this with sellers up front. 

What happens if my deal doesn't close?

That depends a little on you. Our contracts require you to pay us back and stipulate the late fees and penalties that may apply. But we typically waive our fee as long as you are upfront and don't ghost us. We understand things do not always go according to plan so work with us to get the best possible outcome. We are in this to build long-term relationships.

What if I can't find a buyer?

If you have not secured a buyer OR your buyer's EMD has not been received in escrow within the inspection period then we will cancel the contract to recover our EMD. You will have the option to replace our EMD before that happens if you would like. This protects our investment and preserves your capital. 

What if I am the buyer?

If you are a Fix & Flipper or Buy & Hold investor, we can discuss the options with you in advance to make sure there is a good fit. 

What if I need longer than 30 days to close?

We provide EMD with a term of 30-days. On 31st day and each additional 30-day period increases by the original amount.
